Terms and conditions

1. Rental Period. You are renting the house for nights specified in your Reservation Confirmation. The house will be ready for check in by 4pm the day you arrive. Check out is 11am the day you depart.

2. Rent. You agree to pay the amount specified in your Reservation Confirmation, which includes taxes and cleaning fees. Final payment is due 30 days before the day of check in.

3. Deposit. These dates are reserved for you upon receipt of a 50% deposit.

4. Cancellation. We know that work, family, illness, weather, airlines and all the other vagaries of life happen. We agree to take the risk of that until 30 days before the date you check in. Until that time, you may cancel this reservation, although we reserve the right to retain the fee charged to us by the secure 3rd party that proceses your credit card payment, which is typically 3% of your deposit. After that time, there is no refund. We recommend you purchase "any reason" travel insurance which can protect you in the event of unforeseen circumstances.

5. Security Deposit. You agree to take good care of our home and use it for the purpose of a private gathering with friends and family known to you. We may ask for a security deposit. If we do, we will return it once you have checked out and we have had a chance to look around. If our home has sustained no damage beyond normal usage, we will refund all of it. We expect normal wear and tear and hope you will let us know if anything needs care before the next guest. You may incur additional charges for any damage to property or furnishing or messes that require extra cleaning. Please inform us if you intend to host an event, for which we may ask for additional fees or refundable deposits, after discussing it with you to insure that the space is well-suited to meet your goals.

6. Guest Safety. You acknowledge that:

a. There is an outdoor security camera by the front door;

b. You will not tamper with smoke alarms and carbon monoxide alarms;

c. You will observe proper operating and usage instructions for the hot tub;

d. You will observe proper operating and usage instructions for the sauna at the Valley House;

e. You will observe proper operating and usage instructions for the fireplace;

f. One bedroom at the Mountain House is only accessible by ladder. The Valley House does not have this restrictio;

g. Children will be supervised at all times;

h. You may hear cars drive by on the road and should be mindful of the safety of pets and children in the home and outside of it.

7. Maximum Occupancy. Absent prior approval of the owners, please keep total occupancy of guests to 16, (not including children under the age of two). Any amount over this is considered an event, which requires prior approval and an additional deposit. The price that you were offered through the booking engine includes a fee for any guest over 10 people of $25 per person, per day, which is seperately itemized on your reciept.

8. Pets. Pets are allowed by prior approval of the owners. There is a $50 pet fee per pet. Please take care to keep pets off the furniture and beds and clean up after your pet.

9. Quiet Hours. Our neighbors should enjoy the quiet use of their property. Please respect them when using outdoor spaces. Please do not congregate loudly or play music outside after 10pm and before 10am and use kind discretion at other hours.

10. Access Codes. We will provide you with a code to the front door before your stay. The garage and shed at the Mountain House are reserved for owner use and are not included in your rental. The basement at the Valley House is reserved for owner use and is not included in your rental.

11. Cleaning. We have an amazing cleaning crew that works hard between guest stays to make everything ready for you. Please let us know if something is damaged or needs extra attention. We know things happen and it makes it much easier for them if you set soiled/stained sheets or towels aside with a note for the cleaning crew. Please also follow check-out instructions and take your trash to the dumpster. We are sure you can imagine that cigarette butts, smoke smells, pet waste or party items like confetti and water balloons anywhere on the property are really hard to track down and off-putting to us or other guests. They can also be hard for the cleaning crew to find or ameliorate, so we ask you take special care not to leave these items behind.

12. Mechanical Failure. We love these homes and we work hard to maintain them. All electrical and mechanical equipment is maintained regularly and is in good working order, but we cannot guarantee against failure of electrical services, stopped plumbing, water supply, heating, air conditioning, audio visual equipment, internet access, hot tub, sauna or appliances. You agree to report any issues immediately and we will make every reasonable effort to have repairs done efficiently. You agree to let us or any tradesperson we authorize to have access to inspect or repair. We are not responsible for any inconvenience that may occur. Again, we recommend purchasing travel insurance to cover unforeseen circumstances.

13. Limits on Liability. Please take care when using the property. You and your guests assume the risk and are responsible for any accidents, injuries or illness that arise during or after your stay. We will help you with lost items to the extent that we are able, but the responsibility remains with you.

14. Violation of Agreement. If you or any member of your party violates any term of this agreement or any rules listed on the booking website for the house, you may be asked to leave and to forfeit any rent or deposit paid.

15. Indemnification. You will follow all rules communicated in this agreement or on the booking website for the house and acknowledge that use of the property is at your own risk. You will indemnify us for any damages or liabilities that arise from your use of the property.

16. Privacy. We will not sell your contact information. Your payment information is communicated through a secure third party.

Agreeing to these terms has the same effect as a handwritten signature.
